TERMS & CONDITIONS OF 'HOLIDAY TENANCY'

Holding deposit on booking to be paid in full as soon as possible (via booking form). Balance of entire stay to be paid on arrival. Also on arrival, an accomodation security deposit must be paid (by way of credit card authority) and held as security for premises. This security deposit (or part thereof) will only be charged if the landlord's inspection of the premises has proved unsuccessful.
The prices quoted are an invitation to treat not an offer and the landlord reserves the right to adjust any prices quoted whether paid for online or otherwise that are misquoted or incorrectly priced up to the time of your check-in.
We guarantee to honour the tariffs as listed onsite on our Tariffs Page.
Some gardening and maintenance will take place during your stay.
Holding deposit will be refunded with the provision of no less than 4 weeks notice of cancellation for 'Off Peak' dates - and - 8 weeks notice for 'Peak' dates.
Guests traveling with dogs must familiarise themselves with our 'Pet Friendly Policy': Failure to clean up poos will result in a 'bond charge' / leaving dogs locked in our homes (unattended) will result in eviction.
Signing of physical paperwork will be required on arrival.
Required information: This information is required so we can contact you (particularly if you are away from home, eg en route) for reasons important to both parties.
Advice must be given indicating time of arrival. Upon departure, keys are to be left on the kitchen bench.
IMPORTANT: Please phone 02 6684 3011 prior to arrival. If traveling by car from the north, please remember daylight saving time and phone when passing through Coolangatta. If traveling from the south, phone when you reach Ballina.
NUMBER OF PERSONS: The number of occupants must not exceed the number agreed to at the time of booking. Extra bed use will be charged at the rate of $40 per head, per night.
On longer stays, Serenity Cottages staff will come onto the property weekly (or thereabouts) to refresh linen, clean house etc. Regardless of the length of stay, the gardens will be maintained. This means that during any booked stay the staff may be present for grounds duties.
NO RESPONSIBILITY is taken for the tenant's personal property, weather or power interruptions.
NOISE POLLUTION is a punishable offence by Law and as such we reserve the right to immediately terminate the tenancy for any breach of this condition.
Byron Stunning Stays reserves the right to cancel any booking with not less than 4 weeks notice for 'off peak' dates - and - not less than 8 weeks notice for 'peak' dates. All holding deposits will be refunded.
A breach of any of the above conditions will permit the owner to refuse a key, amend the rental or immediately terminate the tenancy. No refunds will be paid on terminated tenancies.
